Patrick Shillito Staff Writer pshillito@lassen news.corn Residents of a Susanville mobile home park are-fight- ing rapid rent mcreases, and they are trying to see if the city can step in and help. Jim Ward is a longtime res- ident of Lassen ,County, cur- rently living in the Hidden Acres Mobile Home Park. And along with many of his neighbors, he said the new owner of the park is trying to take advantage of park resi- dents by rapidly raising the rent. "If nobody steps in to try and stop these rent increases, it won't be long "before the owner raises the rent to over $500." Jim Ward - Longtime Lassen County Resident "Tenants have tried to reach (Owner Randy Thomas)," Ward said. "In the few instance where someone actually has been able to get a hold of someone in charge, they have been told it's not (the owner's) concern. Their attitude has basically been if you don't like it, leave." The park is located just off of Main Street near the Lassen County Fairgrounds. According to Ward, about one-third of the park's resi- dents are semor citizens. He also said many of those seniors are living on a tightly fixed income, making it diffi- cult to 'adapt to any rent increases. Ward has taken on the role of representing the members =of the park as he continues to try and get help. He said he considers the rapidly increasing rent to be no less than bullying. "If nobody steps in to try and stop these rent increases, it won't be long before the owner raises the rent to over $500," Ward said. Ward and several members of the Hidden Acres commu- nity brought this concern to the regular meeting of the Susanville City Council on Wednesday, Oct. 24. The residents voiced their concerns about Thomas. At the meeting the resi- dents said since Thomas took over ownership during the summer, he has consistently raised the rent for the park. Ward asked the council if there was anything it could do in order to keep the rates from increasing at the rapid rate. After hearing Ward's request and the opinions of other park residents, Mayor Lino Callegari asked City Adtninistrator Rob Hill to look into the matter. Hill said rent control would be one of the only ways the city could step in and keep the rates from increasing unnecessarily. Hill said he hoped to have more information on how the council could apply control at the regular city council meet- ing at 7 p.m. on Wednesday, Nov. 7 at City Hall. Right now, residents at the park are paying $282 for their spaces. Utilities include water, trash and electricity. Ward said the next increase would double the cost of util- ities; raising the rent by $70. The increase is scheduled for January 2008, bringing the total cost of renting a space in the park to $352. Thomas was unavailable for comment as of press time. Ward said he and the other residents have had little to no contact with Thomas to voice He said whilerent has gone up in years past, it has been fairly level for the last year and a half. Ward said one of the main reasons why he and his fellow park residents are So upset has been the lack of commu- nication. Ward said the rent increas- es are making it "nearly impossible for residents to sell their mobile homes. Ward, Who has been trying to sell his own home since before the new owner took over, said he's had one person come by to look at the home. Ward,said if he can't sell, he will be forced to stay in the park. As far as the rent increase, Ward said he and the other residents will be working on fighting the increases for as long as it takes to get results. "I think the owner is sim- ply pushing too fast," Ward said. "His philosophy is out of alignment.
